Dispute Credit Report Errors to Better Your Credit Scores

A study back in 2004 found that over 80% of credit reports have errors on them – and many are quick to assume that has not changed for the better in the years since.  These errors could be falsely lowering your credit score and keeping you from obtaining the credit you need or paying more [...]

Fed Votes to Keep Rates Low

Today, the Federal Reserve voted to reinvest expiring mortgage-backed securities by putting the money into longer-term Treasuries.  Combined with their decision to keep rates at 0 to 1/4 percent, the result should see lenders able to keep mortgage rates low.  The Fed states that they don’t see any substantial inflation issues currently and expect them [...]

Getting A Jump On The FHA 203k Loan

The FHA 203k (rehab) loan is one of the most revitalized loans in this  current market. The reason is simple. Most bargain-priced homes are being sold in distressed shape, by either a bank (foreclosure) or by short-sale (where the sellers typically have limited funds to make necessary repairs). A recurring nightmare transaction is when the buyer writes a contract [...]

The Importance of Inspections with New Construction in Waldorf, MD

I recently attended a walk-through in Southern Maryland (Waldorf, to be exact) on new construction for a first time home-buyer.  Typically, people do not feel a need to pay for an inspection when they’re buying a new home.  The thought is that if the home is “new”, then there shouldn’t be a need for the [...]

Cliffton on the Potomac Residents and Affordable Housing in Newburg

Charles County has a problem with affordable housing. A big problem. The fact is, it’s nearly impossible to find. With home values high, there’s very little incentive for builders and developers to create affordable new construction. It would make sense for the County government to find a way to help encourage the growth and development [...]

What does As-Is really mean in real estate?

“As-is” seems to be a very maligned term in real estate these days.  A quick search for homes in Waldorf and Charles County shows a slew of properties being sold “as-is”.  On the surface, the concept is simple; the owner is not making any claims regarding the condition of the property. In reality, it’s a [...]

A study back in 2004 found that over 80% of credit reports have errors on them – and many are quick to assume that has not changed for the better in the years since.  These errors could be falsely lowering your credit score and keeping you from obtaining the credit you need or paying more interest for it than you should.  When you are trying to get the best interest rate on a mortgage, having a strong credit score and error-free reports help your cause.  While it may be a little time consuming, reviewing and disputing errors on your credit reports can save you lots of money in the long run.

  1. Check out all three of your credit reports for free at annualcreditreport.com.  Or, if you’ve already used your freebies for this year, go directly to each reporting agency website to order a more recent report: TransUnion, Equifax, and Experian.
  2. Look over all reports for any derogatory errors.
  3. Contact the credit bureau and dispute them. This can be done online and/or in writing.  Be sure to describe the error and explain in a clear, concise way why it should be removed from your report.  Also, submit copies – NOT ORIGINALS – of any documentation supporting your argument.  And since credit reports don’t always have your current contact information, be sure to include your current address and telephone number.
  4. Contact the creditor/company furnishing the negative item to the credit bureaus.  Request in writing to investigate the dispute and share its information with the bureau.  Be as specific as possible when detailing dates and amounts in dispute, and again, send supporting documentation.
  5. By federal law, if you request the creditor/company to investigate and you provide them with your correct contact information and account number, they MUST investigate per a federal law passed in July 2009.  Ask to be cc’d on everything they send to the bureau.  This investigation normally takes about 30 days to complete, so start the timer with the day your information is received by the creditor/company.
  6. If the credit report does indeed have an error, request the corrected report be sent to everyone requesting it in the past six months.

Remember to send all letters by certified mail and request a return receipt so no one can say that your letter got lost in the mail.  Federal Express or UPS may not be the best bet, since they cannot deliver to PO boxes.

Southern Maryland Sunday Puppy Post #14

August 22, 2010

If you have dogs, you know that they will chew and eat just about anything!  And, much to my dismay, money is included in that ‘anything’ category.  I don’t mean metaphorically that they ‘eat up’ money because we need to feed and vet them.  I mean they eat money if given the opportunity.  Thankfully, mine [...]
