    Jonathan, great post. It’s important that consumers (and Realtors alike, I’m shocked at how many don’t know the difference) understand the difference between judicial and non-judicial as it can have severe effects on the title/process.

    I think the reason that most real estate agents don’t understand the difference is that they are not attorneys. It really is important to refer clients to a lawyer for advice in a situation like this… I guess just throwing the word ‘judicial” around should be enough of a red flag for folks to understand that this is a “legal” kind of thing.

    I have an attorney in Northern Virginia who I refer people to when it is prudent for me to do so and I’m sure you do too, so I recommend that people contact you for the best Maryland referral!
