New Home Pre-Drywall Inspections in Southern Maryland
I’ve got a new construction home in Waldorf, MD under contract for one of my buyers right now (They’re a pleasure to work with, I love helping people buy new construction homes!). This particular buyer decided to have a pre-drywall inspection done, which is a very smart move.
A Pre-What?
A pre-drywall inspection is an option that new construction buyers have to bring in an independent inspector to go through the property before the drywall is put up to ensure that wiring, plumbing, insulation, etc. were done properly. It’s the only chance that a buyer has to make sure that everything behind the walls was built and installed properly.
Why Buyers Should Get A Pre-Drywall Inspection Done
Although it’s not mandatory, I always recommend that a buyer take advantage of the opportunity. As a buyers agent for new construction, I want to make sure that my clients don’t have any hidden “surprises” pop up after the home is built. Getting the inspection done typically require 1-2 hours of time, and the inspector will generally charge around $175 to do the job. I recommend Kevin Curry at Amerispec, largely because he’s been in the business a long time, knows his stuff, and I’ve never seen him miss a potential problem.
Unfortunately, new home builders don’t provide a lot of time in order to be able to get such an inspection done. Lennar, for example, gives you a 3 day window and only about a week of advance notice. That being said, once the inspector is called to check out the property, they should be able to get the report turned around almost immediately.
And If There’s A Problem?
If the inspector finds something wrong, don’t panic. It’s not uncommon for issues to be found. Nobody is perfect and builders often subcontract plumbing and electrical work to third parties, so the inspection is a great way to make sure that everything was done correctly, both by the builder and their contractors.
